Mineral Title  ·  Leases  ·  Producing Value

The verified ownership layer for energy land.

From raw courthouse and agency records to a source-cited, doctrine-governed, continuously updated ledger of mineral ownership and rights, ready for land and attorney review.

Every material conclusion stays connected to the instrument, the operative text, and the calculation that produced it.

The Platform

Title work has always been the bottleneck. We made it infrastructure.

Mineral ownership lives in centuries of courthouse paper: handwritten deeds, probates, leases, and assignments that must be read, linked, and legally reconciled before anyone knows who owns what beneath a tract. Done by hand, that's weeks of landman and attorney time per tract, and the answer goes stale the day it's delivered.

STRATUM does more than retrieve and classify recorded instruments. It reads them with verification-first vision AI, reconstructs sovereignty-to-present chains of title, reconciles fractional interests with net-mineral-acre math, analyzes leases clause by clause, and surfaces defects and unresolved uncertainty instead of hiding them. It doesn't summarize documents. It produces the title intelligence itself: a continuously maintained ownership ledger, served as maps, runsheets, reports, and alerts ready for attorney review. The result is a defensible digital representation of who owns what, under what terms, what it is worth, what risks remain, and what action should happen next.

The Ownership Trace

See how the record becomes ownership.

Follow one recorded instrument through the title chain: from the operative language and tract geometry to the ownership transition, the governing rule, unresolved issues, and the final reviewable ledger.

An interactive trace demonstration built on a real tract is in production and will be published alongside our first benchmark results.

Use Cases

One ownership engine. Every land workflow on top of it.

01  VERIFY

Title & Transaction Diligence

Chain-of-title reconstruction from sovereignty to present, with calculated ownership, defects identified, and curative priorities attached. Screen mineral and royalty acquisitions before you bid, and assemble buy-side or sell-side diligence in days, with the evidence trail behind every conclusion.

02  MANAGE

Land Records Under Management

Track and manage the land record on top of the verified ledger: leases analyzed clause by clause, obligation and expiration schedules, runsheets, curative priorities, and division orders tied to the instruments behind them. A dedicated land-management workspace is in build.

03  MONITOR

The Living Ownership Ledger

Continuous surveillance of the public record. Every new filing is evaluated against the existing chain: transfers, probates, and successions recalculate affected ownership as covered county records refresh. Lease obligations, continuous-development clocks, Pugh and retained-acreage mechanics, and held-by-production status by depth zone, surfaced before they become disputes.

04  INTEGRATE

The Rights Graph, For Your Systems

Instruments, parties, tracts, estates, interests, ownership transitions, evidence, and rule traces: the same graph behind every workflow, served as live GIS layers, runsheets, reports, exports, and alerts that plug into the land, accounting, and diligence systems you already run.

05  VALUE

Producing Value, On Verified Ownership

Producing-interest valuation on the same verified ledger: actual production and cash flow, decline-curve forecasts, and held-by-production context, applied to the net interests the title work established. Wells, minerals, royalty, and working interest, with every input traceable and every assumption visible for professional review.

On the same engine: leasing strategy and open-acreage targeting, division-order and revenue-decimal verification against the ledger, and trust and estate tracking across generations.

Why Trust It

Built for professional review and reproducible ownership analysis.

Models read. Rules reconcile. Professionals decide. Documents are read by AI, title mechanics are applied by deterministic rules, and consequential or unresolved questions stay visible for professional review.

Instrument-tied

Every ownership change is tied to a recorded instrument: the document, the operative text, the tract, and its position in the chain.

Evidence-anchored

Every interpretation is tied to the language that produced it, cross-checked by independent readers. Disagreement routes to targeted re-reading, abstention, or professional review, never a silent guess.

Versioned doctrine

Every rule is versioned by jurisdiction and effective date, grounded in a curated oil & gas library of case law, statutes, and treatises, with a standing audit engine checking the system against it continuously.

Conservation-checked

Every ledger transition must balance through every conveyance. Interests that fail conservation surface as defects for review rather than being silently absorbed or capped.

Uncertainty preserved

Every uncertainty is surfaced rather than hidden. When the record supports more than one reading, the alternatives stay visible and route to professional review.

Reproducible

Every result is reproducible: the same record, rules, and evidence produce the same ledger, so conclusions can be inspected, corrected, exported, and defended by licensed professionals.

Always current

Every new filing is evaluated against the existing chain, recalculating the ownership it touches instead of letting the answer go stale the day it is delivered.

Correlated across sources

Every conclusion can draw on evidence beyond a single courthouse index: instruments, parties, and corporate lineage are correlated across counties, state agencies, and public and licensed data sources, so a record filed somewhere else still reaches the tract it affects.

AI is how it operates. Verified ownership is what you buy.

Coverage

Coverage built and validated county by county.

STRATUM runs deep rather than wide: full-county corpora, processed to the instrument level and kept current. Each jurisdiction is connected to its source records, processed through the ownership workflow, and released county by county with stated limitations. Production coverage is active in the Delaware Basin in Texas, with completion of the current core-county cohort targeted for Q3 2026. Delaware Basin coverage in New Mexico and the Midland Basin are targeted for Q4 2026, followed by the Anadarko Basin, East Texas & North Louisiana, and Eagle Ford.

Production coverage today means instrument-level title processing in selected Delaware Basin core counties in West Texas. New Mexico parcel, state land, and federal lease data are already integrated, with Lea and Eddy county instrument corpora in build. Anadarko Basin coverage will begin with STACK and Cana Woodford priority counties, followed by expansion into SCOOP. East TX & North LA coverage begins on the Texas side of the Haynesville, with North Louisiana following. Eagle Ford priority counties will be selected on customer demand, transaction activity, record access, and validation readiness.

Roadmap dates refer to initial production coverage in designated priority counties, not every county intersecting the geological basin. Targets remain subject to record access, data quality, validation results, and professional-review thresholds.

Why We Built It

Built from the operator's side of the table.

STRATUM was developed inside Point Energy Partners, a Delaware Basin operator, out of real title, land, and acquisition work. The problem was never theoretical: title was repeatedly the slowest, most expensive, and least reusable part of underwriting, developing, and managing energy assets.

The team behind STRATUM has underwritten, acquired, integrated, operated, and monetized billions of dollars of upstream assets. STRATUM turns the title work behind those decisions into persistent ownership infrastructure.

Built by the operator team behind Point Energy Partners II, which scaled from approximately 300 to 40,000 net barrels of oil equivalent per day and completed a $1.1 billion portfolio sale in 2024.
